Many phone mast leases allow for the rent to be increased via a rent review. We are consistently increasing rents with reviews on phone mast sites. It is not uncommon that your rent could be doubled or even tripled. In many instances a large amount of back rent can also be due. In spite of the new Electronic Communications Code, we are also market leaders in agreeing lease renewals, fighting against the large reductions sought by the telecoms operators.

WHY US?

This database ensures our negotiations are successful, as we always have the comparable evidence to support our case.
The New Electronic Communication Code became Law in December 2017. This new Law gives operators more power to reduce phone mast rents and greater power to share and upgrade phone mast sites. All operators are now actively seeking to significantly reduce rents to as little as £25 per annum and, in some cases, force you to accept a small, one-off compensation payment via Land Tribunal / Court.
Please see this link from the UK Government website in regard to The Electronic Communication Code and phone mast rent reductions. At the moment we are currently waiting on a number of test cases in the Courts to establish what the new site rentals will be and terms in the future.
To date, we are the only firm in the UK to have successfully fought back against operators and kept phone mast rents at the same high levels. We helped prevent a new Code agreement at £25 per annum being forced on a landowner in the Upper Land Tribunal (see CTIL v Compton Beauchamp Estates).
